In The Trenches: Outdoor Space Renovation = Increased Property Values

Improving outdoor living spaces are a great way to increase your property value right now and for the years to come. Not only are tenants and buyers looking for updated indoor space, but they’re also willing to stretch their budget when properties are beautifully landscaped, and they can see themselves entertaining guests, relaxing outside or playing with their kids.

Come behind the scenes with us and take a look at one of our in-process outdoor space renovations here in Orillia Ontario.  So far, we’ve created a retaining wall to prevent future sloping, landscaped the yard and have plans to add an outdoor fire pit and a meditation area for tenants.

Here’s the work we’ve done so far… 

  • Removed trees and scrubbed the landscape of tree roots, stumps and weeds
  • Levelled the land and filled low spots
  • Re-sloped the grade away from the foundation for water management
  • Created a limestone base for the retaining wall
  • Added topsoil across the property, along with fresh sod
  • Built patio stones for an outdoor sitting area

Why Coach & Laneway Houses are Completely Changing the Game for Real Estate Investors

A new type of affordable housing is on the rise across Canada and it’s not old school basement suites, tiny condos or repurposed shipping containers.

A coach house, or laneway home is an accessory residential unit (ARU) on an existing property, usually built in the backyards of single-family homes, or duplexes. Most coach houses average 700 square feet per floor and can be 1-2 stories, some with garages and without.

Although municipal bylaws can vary depending on the location, you can usually avoid time-consuming and costly zoning challenges like you would with a brand-new build on a vacant property.

Our Visture Community BBQ in Orillia Ontario was a huge hit and we want to thank everyone who came. We served 3 dozen burgers and 2 dozen sausages. Everyone had a great time, thank you! The new property is now officially open and clients are loving their new home! Thank you Orillia for another great build!

You can now fly from Barrie to Toronto, WHAT??

Personally, I never thought I’d see the day where you can fly from Barrie to Toronto. They seem to be so close for a flight but with that traffic on Hwy400 I can see the value. Here’s the full write up.

You’ll soon be able to take a round-trip flight from Oro-Medonte to Toronto for leisure and business travel.

The 19-minute direct flights will run between Lake Simcoe Regional Airport and Billy Bishop Toronto City Airport daily from Monday to Friday.

Chris Nowrouzi, CEO of FLYGTA, made the announcement Oct. 10 at Billy Bishop airport.
